For many 1-2-3 Dollar clients, the initial financing package covers the entire cost of opening their store - and includes working capital! Finding the right location and getting good lease terms are perhaps the most important factors to starting a small business. Our staff of real estate professionals works their long-standing relationships with leasing agents, landlords, and some of the country’s largest shopping center management companies in order to secure the best spaces and most beneficial leases possible for our clients.

Our in-house Real Estate staff is comprised of over 25 team members and includes Commercial Brokers, Licensed Real Estate professionals and paralegals. They use their connections and experience to thoroughly review each lease and have the language in them adjusted in ways that are favorable to our clients. Our Real Estate department has licensed brokers in all 50 states to ensure each lease complies with every state’s specific requirements. Our preference is to negotiate several leases at once, maximizing leverage and giving us the best chance to find the most advantageous lease.

We work with independent brokers, but we do not allow them to make critical location and lease decisions for our clients. Independent brokers do not have knowledge of our client needs and are mostly focused on showing their own listings to get commission. Our staff at 1-2-3 Dollar is solely focused on placing our clients in the best site under the best lease terms possible.

Once a viable, potential store location has been identified, a 1-2-3 Dollar Leasing Manager is assigned to negotiate lease terms directly with the landlord or agent. Typically, this includes a minimum of 17 key provisions in each lease agreement. Among these provisions are the obvious (rent, free rent, free time for fixturization, tenant improvement allowances, term of the lease, etc.) and others that clients are often unaware of. These lesser-known provisions include things like confirmation that restrooms are ADA compliant, dark clauses - which provide protection should an anchor tenant move out of the center - and relocation clauses, which protect you against the landlord moving you to a different location in the center without your consent.

A properly negotiated and reviewed lease can save a tenant tens of thousands of dollars. An improperly negotiated one can cost a tenant just as much! 1-2-3 Dollar Leasing Managers handle over 200 retail agreements annually and are skilled at review, evaluation and negotiation. Our Director of Real Estate reviews each lease to make sure that it is as favorable as possible to our clients. Clients are in constant communication with their Leasing Manager throughout the process, to ensure that they understand and are in total agreement with all terms. Only after the lease in its final form has been thoroughly reviewed by the Leasing Manager, Director of Real Estate and client - and all questions have been answered to the client’s satisfaction - is it ready for signature.

The 1-2-3 Dollar Operations Department works from a 75-item, comprehensive checklist when opening retail stores. We work with our clients closely while ordering fixtures, supplies, equipment, signage and initial wholesale merchandise to make sure your dollar store is opened on time.

One of our professional Build-Out Supervisors will travel to your store to coordinate the build-out crew we provide. They will install all fixtures and stock the merchandise. Owners are encouraged to be available at this time because the supervisor will be demonstrating various stocking techniques, setting up cash resisters, and educating them on freight processing. On the last day of build-out, the store is ready to open.

Our experienced and professional trainers are adept at training new owners and presenting them with a ton of information in an easily digestible way. Phone training starts when the purchase agreements are finalized, and after that we offer in-store follow up training while the store is being completed. Using our experience and volume buying power, our buyers hand select merchandise and can usually negotiate discounts of 20-25% on the merchandise offered in our network. That means that a store owner who utilized our merchandise network to stock $300,000 worth of merchandise in a given year can save $60,000 to $75,000 annually—a savings that can add to your bottom line!

Upon a new store's Grand Opening, a New Store Consultant is assigned to maintain constant communication with the owner during at least the first 60 days of operation. The Consultant will review the key elements of the business with the new owner to ensure that there is a proper level of understanding regarding store operations and cost controls. The New Store Consultant helps by monitoring orders, staffing requirements, inventory levels, product categories and anything necessary to confirm that all the factors needed for successful operation are in place and functioning as they should.

International Services

How can I open a store anywhere in the world with 1-2-3 Dollar?

The International Program includes the same critical services as our domestic program, customized for local needs. Dollar Store Services has assisted clients in opening retail stores around the world and we are able to open stores in any country. In many countries we are able to offer our services exactly as we would for US clients – including the actual store build out. In other countries, for some services, we provide strategic guidance as needed. In every case, we provide a complete turnkey program including all fixtures, merchandise, equipment, training and long-term support.

How the International Program Works

To accommodate International clients, customization of our package includes certain modifications:

  • The store owner identifies potentially viable sites for the store, which our Leasing Manager reviews for our recommendation.
  • As potentially viable locations are identified, we make strategic recommendations on negotiating the most favorable lease terms possible.
  • Once the lease is secured, You and 1-2-3 Dollar execute our agreement and we begin the design and layout of the store to maximize the use of the retail space.

Upon Execution of your Agreement with us

All your merchandise and equipment will be assembled and containerized at one of our three US shipping points: Miami, New York or Los Angeles. All your store’s fixtures, shelving units, wall trim, cash counter displays, hooks, baskets and accessories will be sealed up and taken to a sea port or rail head and your store is shipped to you in a container.

We obtain your freight quotes and arrange for preparation of the export paperwork and consolidation of your freight as part of your package price.
